Beneficiaries
All that freehold estate called the Brooks to kinsman, William Gilbert, yeoman, John Gilbert, yeoman both of Blackhill, Craswall, kinswoman, Jane, wife of James Watkins of Craswall, yeoman, Mary, wife of Thomas Prichard of the Dingle in or near the township of Newton, yeoman, Ann the wife of James Francis of Mescoed, yeoman and Ann wife of John Jones of the Black Mountain in the parish of Clodock, yeoman, for the term of their natural lives as joint tenants and not as tenants in common. The interests of the three women shall not be subject or liable to the debts, controls or engagements of their present or future husbands.
After the death of the last survivor a moiety or half the estate is to pass to kinswoman Sible, eldest daughter of the above Thomas Prichard and her heirs. If no heirs then the moiety goes to Jane, 3rd daughter of the said Thomas Prichard. The moiety being subject to 2 annuities one of £1 per year to the testator's maid, Mary Prichard and one of 10/- per year to Mary Thomas, daughter of William Gilbert heretofore of Blackhill aforesaid. It is also subject to the payment of £25 to Sible, daughter of Thomas Watkins of Craswall, blacksmith and £10 to Mary daughter of Thomas Penry of Longtown, victualler.
The second moiety to pass to Elizabeth, second daughter of Thomas Prichard and her heirs. If no heirs then it passes to Mary, 4th daughter of the same and her heirs. The second Moiety is also subject to identical annuities and payments as the first moiety.
To maid servant, Mary Prichard, for five years, 'the dwelling house wherein I reside' with the 'use of all my boards and other materials for constructing standings'. After 5 years if Mary is still alive she is to have the part of the house called "the meeting house" and the bedchamber over it until her death when the meeting house and bedchamber is to pass to Ann, wife of James Lewis of Mescoed, yeoman for her lifetime. And thereafter it is to pass to kinswoman Sarah Gilbert the only sister of he said William Gilbert.
Also after the five year period the rest of the house is to go to Ann Lewis for her lifetime and thence to Sarah Gilbert.
In addition to maid servant Mary Prichard, 'the bed she sleeps upon' with the bedstead and all the bed furniture and £30.
To Jane, wife of James Watkins and Mary, wife of Thomas Prichard, all wearing apparel and the residue of goods and furniture (except what is specifically left elsewhere)
To nephew, James Parry, £100.
To Margaret, wife of Mr Williams the mayor of

sword bearer, £20 for her sole and separate use.

To 'my old servant' Rosanna Jones, wife of John Jones, £50.
To Ellinor Powell of Cayo Farm, Clodock [ again in Llanveynoe], £20.
To 'my old servant' Ann Prosser' of Mescoed, widow, £5 and £5 to her sister Mary another old servant.
To friend, Thomas Jones of Abergavenny, attorney at law, £100.
£100 to be distributed by the executors among the 'poor persons who shall attend my burial' their names are to be taken at the funeral and then they are to apply three months later for their share.
One guinea [£1 1 0d] to be paid to a dissenting minister to preach a sermon at the time of her funeral in her dwelling house.
To Thomas Jones all mortgages, farms etc of which the testator is mortgagee in fee to enable him to convey the legal estate without her heir at law.
Residual legatees, Jane, wife of James Watkins and Mary, wife of the said Thomas Prichard, subject to the payment of debts, funeral and testamentary expenses.
Finally the testator expresses a wish to be interred with her husband and at least £50 to be laid out in suitable mourning.

Executors: Jane Watkins, Mary Prichard and Thomas Jones.

Witnesses: William Hughes of Abergavenny, shopkeeper; Thomas Watkins of Abergavenny, saddler; Thomas Baker, clerk to Mr Jones of Abergavenny.
