Beneficiaries: To my wife Ann for her life my moiety of the messuage tenements and lands known by the name of Merdy in the parish of Clifford, and after her death to my son Thomas Watkins, subject to payment of bequests to daughter Hanah, wife of John Jones and daughter Mary, wife of William Prosser.
To my son Richard Watkins the four closes of land known by the name of [?Caia Mai Gwreth], subject to payment of a bequest to son John Watkins of the City of London.
