Beneficiaries: To his wife, Margery, his leasehold cottage in Craswall, in which he dwells and holds from Lord Abergavenny as long as she remains a widow. 'Neverthelesse upon Condition that if Noah Watkins my sonn who now Inhabittes in Pennsilvania one of the Queen's Maties Plantations in
America doth or shall happen to returne here to dwell' during Margery's widowhood, then Noah is to have half of the property. On her death or remarriage it will pass entirely to Noah who must then pay the testator's daughters, Mary and Sarah, £12 to be equally divided between them.
If Noah does not return, on the death or remarriage of Margery, the property will pass to the two daughters and their heirs for the duration of the lease.
To his grandson, John Prichard, 50/- towards placing him in an apprenticeship 'to some Handy Craft'
Wife Margery to be residual legatee.
