Beneficiaries: To wife, Elizabeth, all his property in Longtown called Pen y Lan during her lifetime provided she remains a widow. On her death the property to go in trust to William Prosser of Longtown, yeoman, son of his late brother in law, Thomas Prosser, 'until the second day of February next after the death of the said wife' to allow the executors of his wife's estate the use of the land and premises for that period.
To kinsman, James Griffiths of Lambeth,
The messuage and lands are left to James Jenkins Griffiths of Longtown, yeoman, 'who now resides with me', and to his heirs. If he has no issue then the property is to pass to his brother George Griffiths.
The property called Lower Pen y Lan to go to another of James Jenkins Griffiths' brothers, Henry Griffiths.
All other property in Longtown, Llanveynoe and Craswall to go to wife provided she remain a widow and allows the verbal agreement made with John Ellaway for the sale of some oak trees.
All his farming stock, household goods and personal estate to wife, Elizabeth.
Executrix: wife, Elizabeth Jenkins.
