Marises Barn is a delightful large family home, brimming with character features, exposed beams and dusty pink stone walls. Yet more than just a highly malleable family home, readily satisfying complex family demands for perhaps multi-generational living, it offers a myriad of business opportunities to realise the dream of a rural ‘Good Life’. Possibly by continuing the success of the traditional Bed and Breakfast or AirBnb or as a supplement to a smallholding self-sufficiency.

Located in the heart of a working countryside dotted with villages, the thriving local community offers a plethora of activities, even singing groups while miles of footpaths open up the picturesque landscape rolling away to the distant Malvern Hills or nearby Black Mountains. Hay-On-Wye famed for its literary festival lies 10 miles away, 14 miles is the city of Hereford, while 5 miles away is the village of Longtown offering a local shop.

The Property

Crossing the wide gravel driveway providing ample parking, leads to the glazed double Front Door. Beyond opens the Entry Hall, to the left through a door that readily partitions the private family living spaces from the Ensuite Bedrooms is the spacious Dining Room with picture window overlooking the gardens. The open-plan flow of this space is harmoniously reflected in the riven flagstone flooring running on into the Garden Room. A welcoming space benefiting from picture windows with views across the gardens and an external door that leads out onto a paved patio set beneath a large pergola swathed in clematis, creating an ideal spot for Outdoor Dining.

The stairs from the Dining Room lead up to the Family Room, a cost retreat with fitted bookcase and stunning views from the picture window. This is an inviting and malleable room, currently used as an Office/Music Room.

Past the Back Door with its Storm Porch and ample storage for the divestment of coats and muddy boots, lies the spacious and practical dual-aspect Kitchen. Fully-fitted in warm oak cabinets with contrasting black granite countertops, the Kitchen boasts a breakfast bar set below a picture window with lovely views over the garden and to the wider vista and a parallel peninsula that holds a black composite sink and half with drainer and integrated dishwasher below.  Also integrated is an under-counter fridge, while there is space for both a LPG gas-fired range and supplementary electric cooker.

To the rear of the Kitchen lies a large Utility with external door to the driveway. Fitted with a long run of cabinets there is also a stainless sink and ample space for chest freezer, washing machine and dryer.

Turning right from the Front Door leads along to a second staircase at the top of which ultimately lies the Sitting Room, a grand room with vaulted ceilings, exposed structural beams and original stone walls.

Before the Sitting Room lies a Lobby/Sitting Area with to one side Double Bedroom 5 with beams and double fitted wardrobes, to the other a bright Shower Room with large shower cubicle, WC, basin and heated towel rail. The Sitting Room makes an obvious reception room for a party of guests or as in a previous manifestation the lobby was a kitchen retaining relevant plumbing, the whole upstairs could be re-integrated to create a private Annexe.

Back off the Hallway lies the Master Suite with firstly a Dressing Room providing ample storage, then a Double Bedroom with picture window views and external door to private garden courtyard and on into the Ensuite with full bath, wall-mounted shower, WC and His and Her basins set in a vanity unit.

Next door is Double Bedroom 2 with fitted wardrobe, exposed stone wall and beams and lies across the Hall from a Shower Room with large Shower cubicle, WC and basin.

Next is Double Bedroom 3 with glazed wall to courtyard, offering both fitted wardrobe and a small Dressing room with fitted shelving, the Ensuite benefits from a large corner bath, WC and basin. Beyond an interconnecting door lies Bedroom 4, a Single with Ensuite Shower, all creating an ideal Family Room.

Outside

Beyond the driveway the fenced garden, with gate access right down to the Orchard, boast swathes of lawns with built-in stone seating and Summerhouse set amid mature flower borders.

A practical Garden Shed also offers Workshop space.  While the highly productive garden has at its heart a RHS Greenhouse surrounded by raised vegetable beds, soft fruit cage and spanning across an Orchard; apple, plum, pear and even fig trees. The Paddock has a Small Field Barn, Dog Kennels with run and large Wood Store, with land extending to approximately 1 acre.
